MOISTURE TESTING FOR FLOORING OVER CONCRETE
A lot of wood flooring San Francisco gets installed over concrete slabs through direct glue down, over a floating
plywood subfloor, or on some kind of sleeper system (see chapter 3). Assuming that the concrete isn't saturated with water, any of these systems can work quite well. But if the concrete has an underlying moisture problem that's not addressed, the wood floor is doomed from the start. And here's the rub: You can't tell by looking if the slab is a candidate for a wood floor. And several old-school tests don't provide reliable data. The only way to know for sure is by testing with a relative humidity meter.
Concrete always contains water, called water of hydration, which is chemically bound to the cement. Moisture readings in concrete will be quite high when compared to wood, but this is normal. Most engineered floor manufacturers require that concrete's moisture content be below 75%, or a vapor barrier is required. The trouble is that even the best test shows only the moisture content of the concrete at the time of the test. Who can tell if that's the wettest that concrete ever gets? I think pru¬dence dictates the use of a vapor retarder below wood flooring on any grade level (or below) concrete slab.
That raises its own question: If I'm putting down a vapor barrier anyway, why would I bother to take moisture readings? It's a belt and suspenders thing: If I really don't want my pants to fall down in public,
I wear both belt and suspenders. I really don't want to have a job go bad, lose out on a warranty claim, or lose in court, so I test for moisture and use vapor retarders.
